1. Acceptance of Terms

By accessing or using Brikso Property Management’s website and services, you agree to be bound by these Terms and Conditions. If you do not agree to these terms, please do not use our services.

2. Services Provided

Brikso provides end-to-end property management services including but not limited to:

• Tenant scouting, screening, and verification
• Rent agreement drafting and execution
• Rent collection and disbursal to homeowners
• Move-in and move-out inspections
• Quarterly property inspections
• Society NOC facilitation
• Maintenance and repair coordination
• Utility bill tracking and payment reminders

3. Service Fees

Our service fee is charged only during the active tenancy period — you pay only when your property is occupied. There are no upfront charges or signup fees.

4. Client Obligations

As a homeowner/client, you agree to:

• Provide accurate and complete information about your property
• Ensure the property is in a habitable condition before listing
• Cooperate with Brikso’s inspection and verification processes
• Notify Brikso promptly of any changes in property ownership or legal status
• Not directly negotiate or communicate with tenants introduced by Brikso without prior notice

5. Payment Terms

Rent collected from tenants will be disbursed to homeowners within the agreed timeline. Brikso’s service fee will be deducted from the collected rent before disbursal. In case of delayed rent payment by the tenant, Brikso will follow up but cannot guarantee payment on the exact due date in exceptional circumstances.

6. Termination of Service

Either party may terminate the service agreement with reasonable notice. Upon termination:

• Brikso will hand over all property-related documents to the homeowner
• Any pending rent collections will be settled within the agreed period
• Brikso’s responsibilities cease upon the effective termination date

7. Limitation of Liability

Brikso acts as a property management intermediary. We are not liable for:

• Damage to property caused by tenants beyond normal wear and tear
• Loss of rent during vacancy periods between tenancies
• Legal disputes between homeowner and tenant
• Force majeure events beyond our reasonable control

8. Intellectual Property

All content on this website including text, images, logos, and graphics are the property of Brikso Property Management. You may not reproduce, distribute, or use any content without prior written permission.

9. Governing Law

These Terms and Conditions are governed by and construed in accordance with the laws of India. Any disputes shall be subject to the exclusive jurisdiction of the courts in Bengaluru, Karnataka.

10. Changes to Terms

Brikso reserves the right to modify these Terms and Conditions at any time. Updated terms will be posted on this page. Continued use of our services after changes constitutes acceptance of the new terms.
